What many new agents fail to realize is that they could easily spend what they invest in lead generation services and double their lead collection. Simply by investing in some basic marketing and promotional tools. Websites, blogs, direct mail, direct to consumer marketing, signs, and email marketing are fundamentally effective in generating leads and sales.

I confess that at one time I bought homegain leads. I am embarrassed to admit it. Lesson learned.

The ‘leads’ that I paid for were terrible. I got lots of ‘potential sellers’ who just wanted a free valuation on their house because they already had a buyer. Most people never returned my emails or calls. Those who did want to list their homes were looking for the lowest price in town, which is hard to give when you are forking over a big chunk of change to homegain for the lead. Anyway, I don’t think I have anything nice to say about them, so I will be quiet now.

What makes a lead suck; what are the frustrations? What would increase the quality of leads?

Online leads are of low quality in general as there are a lot of people that just like to look at homes even if they aren’t interested in buying or selling. Then you have a site like HomeGain that doesn’t explain to the consumer that their information is going to be sold to multiple agents and then big surprise conversion is even lower then normal.

There are many of these kinds of companies around and the amazing thing is really good agents are falling for this CRAP! Another company to beware of is GLOBAL REFERRAL - they got me for $1000.00 - and the “leads”, in my opinion, were people working for them. I have filed in Small Claims Court to get my money back but who knows. The ONLY referrals that we should be promoting are those between good solid agents - agent to agent. The ripoff is the referral fee charged by relocation companies - a phone call is worth thousands of dollars - are we NUTS or what?

The best way to get internet leads is to get your site professionally optimized or signup for pay per click. I know many Naperville real estate agents that are unhappy with the service.

House.com is another bogus leads program do not use them. There leads are not what they promise on the phone. I tied to contact them but none of them would reply. Every time I tried to cancel they charged my card without getting back with me. They work it so by the time you have cancelled they have charged you everything they can.

You are all sooo right. Internet leads are horrible. You should not work any of them and send them all to me…….seriously though……If you can land one in 20 you are doing good provided that they cost less than $100 per lead. You can get them as low as $5.00 per lead with the right marketing. That is even better. Just be careful out there.

Nobody said internet leads are horrible, just HomeGains leads. BIG difference. Most readers here make a living off of internet leads.

House.com leads… lead to nothing! Contracted for six months at 440.00 a month for 8 leads. I chose buyer leads. Zero results! If you cancel before six months you are charged 50 percent of contracted price. The leads are bogus! Before I buy any other sales pitch sold to a REALTOR, I will google search results first. I hope by posting this I can help a fellow associate not be ripped off!

homegain leads do suck. They are known for cheating real estate professionals.

Homegain usurps leads by dominating search engine keywords in every real estate market. They purchase the top spots on all search engine inquiries so that Homegain comes up before actual realtor websites. Then Homegain charges a stiff 30% commission on any sale even if the lead did not come from Homegain. A few years ago the management decided to increase their bottom line by charging agents more money for lead capture but reduced the qualification process (to increase the lead capture) which explains the terrible leads that you received.
