REALTORS have so many jobs that they have to do, but none more important then lead generation. New agents (and many seasoned agents) have argued with me many times that lead generation isn’t the most important thing and my answer is always simple. Without leads you don’t have anything else to do. You can be the best agent in the world and know the business inside and out, but without leads you will be broke.
A growing number of companies have sprung up that sell leads. Companies like HomeGain and House Hunt have positioned themselves as a middleman and are taking huge portions of agents income. Agents are giving “referral fees” or are paying flat fees for leads.
If more agents realized that lead generation is the most important part of their business there wouldn’t be a need for lead generation companies. Invest some time and money into learning new ways to generate more leads and increase conversion.
In my opinion it is best to stick with the basics until you have a steady stream of leads. Don’t try and reinvent the wheel, follow the path of successful agents that came before you. Once you have a system that is in place you can start to add new lead generation ideas, but keep up with the ones that are proven. Make sure to track your efforts and find a ROI (return on investment) that you expect from each type of marketing.
